Englewood South established a new, high-density, mixed-use neighborhood via the redevelopment of a contaminated property which had historic and outdated uses. The goal for Englewood South was to create an upscale, livable neighborhood, where one can work, live, shop, and play. The established architecture is high-end, utilizing concepts of Smart Growth and New Urbanism. The site is an assemblage of eight distinctive industrial properties, including a historic GM plant totaling roughly 40 acres, and is strategically located two miles from the George Washington Bridge, which serves as the connecting point between Bergen County and New York City. Englewood South’s creation resulted from a collaborative effort between the City of Englewood and SHG, who together shaped a zone change from industrial to a PUD, mixed-use. Additionally, all of the assembled properties had significant environmental soil and water contamination, which required intensive delineation, DEP documentation/reporting, and remediation — all managed by SHG. The site is located in an exceptionally high barriers-to-entry region.
The overall scope for Englewood South includes 922 housing units (80% complete with a market value of approximately $375 million), roughly 100,000 square feet of lifestyle retail (70% complete with a high-end fitness center/spa as anchor with services such as coffee, dry cleaning, salon, etc. to complement), approximately 200,000 square feet of office in three buildings (current land pads), a 150-room Marriott (current land pad), and three acres of open space/park lands. At full buildout, total building square footage will be just under 2 million square feet with a total market value of $500 million.
Englewood South will also include ES5, a 200,000 SF build-to-suit leasing opportunity for a corporate headquarters.
